Huge Changes May Be Coming From Washington – Again

whitehouse_front_smallMy friend Tom Royce wrote a great post today about some of the talk around DC these days.  Huge changes may be coming in the way real estate works in the US.  This is not just a Hamilton Mill issue or Gwinnett County issue (of course).  These days federal policy on housing is something we’ve got to keep a very close eye on.  I thought this was important enough to highlight it here and give you a link back to read the entire text.

Interior Decor is a HUGE factor in Gwinnett Home Sales

For the last several years, I’ve been producing a year end report about the real estate market in Hamilton Mill.  I started this in 2005 while I was an agent at Keller Williams Realty. Since Diamond Dwellings opened it’s doors in late 2006, we’ve worked as a team to analyze the larger Gwinnett County real estate market and provide great information to our friends and neighbors who own property here.

I also worked together with my business partner, Matt Hermes to plan the annual Real Estate Town Hall meetings so we’d all have a place to get together, talk through the numbers and try to make sense of the current market “situation”.

This Year’s 1st Gwinnett Town Hall is on February 17, 2009 at Hamilton Mill Golf Club.

Love to See Hamilton Mill Homes Under Contract!

Hamilton Mill Real EstateWow, Love to see that sign rider that says “Under Contract”! We posted this home as under contract this week in the Windridge section of Hamilton Mill. I worked together with Chris Giles & Matt Hermes (among other team members) on this sale.

We’re not seeing very many under contract signs these days. In fact, just 5 Hamilton Mill Homes sold in June. Of course, those are disappointing numbers, but some homes are selling. The way to get your home sold is through extensive internet marketing to find that “needle in a haystack” buyer.

New Fire Station for the Hamilton Mill Area

Hamilton Mill Fire StationThe Gwinnett County Department of Fire & Emergency Services announced yesterday that Fire Station #18 (now on Braselton Highway) will be relocated to a new, larger facility to be completed sometime in 2009.

The new station will be located at the corner of Mineral Springs Road and Hog Mountain Road. Another new station will be built at 2800 Thompson Mill Road just east of Sardis Church Road.

Both stations will provide improved fire service to the growing Hamilton Mill area on both sides of the interstate. Relocating Station #18 should provide better service to Hamilton Mill using Hog Mountain Road as the main route to all of Hamilton Mill and thereby avoiding busy Braselton Highway. This also places the station closer to the schools for faster response times.

Hamilton Mill June Stats. Sales / Pending Sales / Active Listings

The Atlanta FMLS listing system (some data may also be from Georgia MLS) reports this data for Hamilton Mill as of July 2, 2008. These are the current active and sales data for the month of June 2008.

Recap: June actually turned out to be a pretty decent month for sales and pending sales after a slow first 5 months of 2008. We are starting to see a improvement in showing activity as well as the number of homes under contract and closed transactions. Sellers are starting to see the fact that pricing your home aggressively can and will drive traffic. We are still in a VERY competitive market and pricing, incentives and flexibility are key factors in getting homes sold.

Current Homes listed for sale in Hamilton Mill: 128

Highest Price Home: $1,250,000 / 2048 Bakers Mill Road (New Construction)

Lowest Price Home: $219,900 / 1490 Ridgemill Circle

Average List Price: $411,067

June 2008 Hamilton Mill Real Estate Sales: 5 (same as May 2008)

While the June sales are not what we’d hoped for in Hamilton Mill — Or all of Gwinnett County, the activity level has picked up as compared to Q1′08 and we have seen an improvement in the “pending/under contract” homes that are scheduled to sell. If you or someone you know is waiting for the market to level out to find that “deal” now is probably the time to take a hard look at your purchase opportunities. Do not wait and miss the bottom.
