We’ve been hard at work on the Annual Report for Hamilton Mill that will give you all the details on the 99 homes that sold last year in Hamilton Mill Golf Club. It’s certainly less volume of sales than we’ve seen in previous years (down about 30%). It also takes much longer (on average) to sell the houses and, of course, the pricing is down substantially.
But, the good news is that 99 homes DID sell this past year — so, the world is still turning and homes are still selling!
On the other side of the coin, buyers are getting fantastic deals on all kinds of real estate. If you are moving up and buying another home, it’s very likely that you’ll be able to buy an amazing home at a rock bottom price right now. Investment properties are also a great idea right now.

hiIn preparation for the upcoming Gwinnett Town Hall, we’ve assembled the sales data for 2008 for Hamilton Mill Golf Club. There’s a lot you can see when you analyze the data. That’s part of what we’ll be talking about next Tuesday at the Town Hall meeting.
Of course, next week we’ll also be presenting all the data for Gwinnett County real estate as well as national perspectives. But, since Hamilton Mill is “home” for us, we just had to dig into the details for the Hamilton Mill Golf Club Community.
In 2008, we had just 75 closings in Hamilton Mill.
(2005/2006 results were almost 3x that volume)

Hamilton Mill June Stats. Sales / Pending Sales / Active Listings

Recap: June actually turned out to be a pretty decent month for sales and pending sales after a slow first 5 months of 2008. We are starting to see a improvement in showing activity as well as the number of homes under contract and closed transactions. Sellers are starting to see the fact that pricing your home aggressively can and will drive traffic. We are still in a VERY competitive market and pricing, incentives and flexibility are key factors in getting homes sold.

While the June sales are not what we’d hoped for in Hamilton Mill — Or all of Gwinnett County, the activity level has picked up as compared to Q1′08 and we have seen an improvement in the “pending/under contract” homes that are scheduled to sell. If you or someone you know is waiting for the market to level out to find that “deal” now is probably the time to take a hard look at your purchase opportunities. Do not wait and miss the bottom.

Hamilton Mill / Dacula – Increase in Residential and Commercial Permits

The Dacula city planner, Joey Murphy stated recently that the planning department in Dacula issued more commercial development permits during the last week of April than Gwinnett County did for the entire month. “We’re getting a good balance of commercial and residential development in the city now,” Murphy was quoted as saying.
This record is indicative of recent growth seen in and around the city, including the Town Center development and other areas in the Hamilton Mill area as well.
The increase in permits shows that while the country may be in a downturn in the residential and commercial market, that real estate is a local product and some areas are actually seeing increases rather than decreases in sales and building.

Atlanta Real Estate pricing is staying flat or going down. Yet, property tax assessments for Gwinnett County and Hamilton Mill are going up!
Many homeowners are trying to make sense of the new assessment notices and have called Diamond Dwellings looking for more details about comparable home sales in Hamilton Mill and/or the surrounding Gwinnett neighborhoods.
As promised in my post on April 25th, we’re in the process of uploading all the comparable sales data for Hamilton Mill for all of 2007 & 2008 (ytd).

Hamilton Mill Residents Receive 2008 Property Tax Increases / How to fight “the good fight”

If you live here at Hamilton Mill, you probably received an updated tax assessment in the mail this week for your property. I got mine in the mail and it had gone up considerably — about $50k! As a result, we’ve had a TON of phone calls this week from people asking for comps & info to help them fight the tax increases.
In response to all these requests, Diamond Dwellings will be posting ALL of the SOLD data for Hamilton Mill for 2007 & 2008 (ytd).
We are posting on our websites. We hope to have this available for download from this website (hamiltonmilldwellings.com) by Monday (the 28th). You can download all the data (or some portion of it) and start to make sense of your position.
