Very nice. Just 2 years old. Barely marked up at all from the original sales price (considering the basement finish)

It’s been reduced over $100k — and might still have a bit more “room to run”

This one is a solid value — we’ve rated it an 8.2 (on a scale of 10)(our ratings are always based on current price vs. condition & features comparison)

The good:

Very nice finish on the terrace level & terrific, cozy keeping room. Great curb appeal

The bad:

Backyard is NOT private (understatement) and the driveway is a bit on the steep side.

The ugly:

Ugly for the relo company! This could be a very solid deal in the making.

We’re super big fans of this one. Probably one of the best deals out there right now.

The good:

Great views of the 7th tee & fairway. Excellent curb appeal

The bad:

Just the 5th house in from Hamilton Mill Parkway, so road noise and/or traffic could be an issue.

The ugly:

Just ugly for the builder! Whoever buys this one is walking in with instant equity.

Hamilton Mill / 2993 Cambridge Hill Drive, Dacula, Ga. 30019This is one of our least favorite houses in Cambridge. It’s just kinda boring. On a street full of dream homes, it’s sort of a “blah”I guess you can tell, we’re not huge fans of this house — we’ve rated it a 5.5 (on a scale of 10)(our ratings are always based on current price vs. condition & features comparison)

The good:

Safe position on the 7th fairway (past all hope of the driver!), pretty nice floor plan / design
& it’s located toward the end of a cul-de-sac

The bad:

The cabinets and stonework are not up to par with current design even though the house is brand new!

This could be a tough one to sell.

The ugly:

This home is competing for a very limited buyer pool in the $800s. It’s going to take a very unique buyer for this one.

If I was buying in the $800’s, this would be very low on my list.

Hamilton Mill Tennis Extravaganza was a huge success!

Hamilton Mill TennisHamilton Mill Tennis just held their 2nd annual Tennis Extravaganza. This special event raised funds for non-budgeted improvements to the tennis facility. We had 64 players, and over 100 total participants on October 20th. The tennis event was sponsored by Diamond Dwellings and Prince Tennis. Players were divided into 8 “countries” and many sported the colors for their country. Italy was the grand champion, defeating Austrailia in the finals. Food was provided by Antonetta’s, Asian Cafe, Chili’s, Dos Copas, and Log Cabin BBQ. Special thanks to Karen Foley (Simply Tastefully) for the delicious appetizers and munchies. Funds raised will be used for additional shade on court and at spectator areas, and for an online reservation system. The winning team also won a case of tennis balls from Diamond Dwellings!
