Hamilton Mill “Deals” Update

As Hamilton Mill and Gwinnett County continue to see pricing pressures moving downward,  I will again get on my stump and shout to the masses that if you have the ability to invest in real estate now is the time to do it.

There will probably never be a better time to make money in the real estate market for many years and now is the time to act. If you have been checking in on HamiltonMillDwellings.com, GwinnettDwellings.com or MattHermes.com you know that pending sales are up, prices have slowed and we are even starting to see some increases in certain areas of the market.

Do not wait anymore. Personally I cannot predict when the market has reached bottom, or if it already has, but what I can tell you is that if we are not at the bottom, there is not much hill left to travel down.

So with that said here is my list of the best Hamilton Mill deals. These are homes that I feel have the best upside moving into 2009 and forward and are in no particular order.

1. 2168 Town Manor Court (yes it is our listing but it is a deal): Huge home, with master on main, huge TWO story kitchen, finished basement, pool and spa. This one will make someone a pretty penny moving forward. Priced currently at $649,800.

2. 3970 Greenside Court: Large home, in Glenaire. Finished Terrace Level with pool. Homes in Glenairs like this one is rare. Priced very well and should not last long at this price. Asking $519,900

3. 3624 Autumn Sage Court: Short Sale opportunity here. I have seen this one and it needs some TLC but it is a great investment at this price. Large home, very well appointed and also has a finished terrace level. Priced currently at $439,900.

4. 3505 Greenside Court: (Diamond Dwellings Listing) This one should be gone by now at this price. Very expansive home with large kitchen and keeping room. Master on main level with four additional bedrooms upstairs. This house also has one of the best backyards in Hamilton Mill. Great price of $399,800.

5. 3651 Carriage Glen: Foreclosure, currently marketed at $285,000. This one has at least one offer on it already but this is a real winner. Needs some exterior TLC but nothing major that I saw. Master on main, three bedrooms up. Good size kitchen with keeping room. On unfinished basement.

6. 1605 Lake Heights Circle: Not sure why this one is still available. Very nice flooplan with five bedrooms, three baths. This one is a foreclosure and the only real negative is a large tree that has recently fallen in the rear yard that will cost $$ to remove. Still priced at $214,900. This is a great investment property for a rental or for a family.

7. 1722 Green Farm Circle: Reduced from $215,900. Now at $204,900. Foreclosure. Great cul de sac location, and very nice rear yard. Needs some updating but at this price it is a good investment.
