Hamilton Mill – Sales and Listing Information

The year 2007 has ended on a pretty sour note for those of us in the residential real estate industry as well as numerous other industries that rely on the real estate market and thank goodness we are moving into a new year. There is a general consensus that 2008 will bring us back to a much more stable market and we will start to see sale prices increase along with the number of sales notch back up again as well.

Which homes in Hamilton Mill are selling? The ones with the right combination of price and condition. Simple as that.

Here is the breakdown for December and it is NOT PRETTY:

TOTAL HAMILTON MILL SALES – DECEMBER 2007 PER FMLS SYSTEM: One (1). Yes that is correct.

I was fortunate enough to be a part of that sale. This home was a foreclosure that really needed some work but was bought at a great price and the new owner is sitting on some pretty good equity in the coming years.

Highest Sale Price: $195,000 – 3469 Coopers Mill Court

Lowest Sale Price: $195,000 – SAME

PENDING SALES put under contract in December: FIVE (5)

Current Hamilton Mill Inventory:

Total homes on the market: 99 – This is good news because it’s a more normal level of inventory for us.

Highest Price Listing: $895,800 – 2963Cambridge Hill Drive – New construction

Lowest Price: $234,900. 3398 Ridgemill Circle
