Why Hamilton Mill Real Estate is Ripe for a Rebound!

It’s been a tough real estate year in Hamilton Mill (like most places).

Prices have definitely dropped and volume (number of homes sold monthly) has dropped sharply.

However, I’m very encouraged by what we are seeing in the market today. There are 4 factors that I watch very closely to predict the direction of the market:

#1. Total Homes on the Market

#2. Number of showings

#3. Number of new contracts written

#4. Number of newly expired listings

All of these metrics are moving in the right direction now.

Today, the total number of homes for sale in Hamilton Mill is 109. (It’s actually about 106 or 107 because a few of these homes are at some stage of contract or lease purchase or rental agreement). Anything less than 110 is MUCH more normal for Hamilton Mill. I don’t think this number has dropped below 100 anytime in the last 5 years. BUT, earlier this year, the total homes on the market was approximately 150 — WAY too many — so we had a major oversupply of homes. When supply goes way up, we all know what happens to pricing. You got it. It starts dropping.

The total number of showings is another important factor that we watch. You can’t tell much from the total showings on just one house. We look at showings on all of our listings, plus we talk to other agents to find out more about their current showings. Obviously, if lots of people are out looking, that’s an important step toward contracts! In the last 2 weeks, total showings have been on the rise. This really makes us expect stronger demand in December& January.

Right now there are 9 homes under contract with 14 sold since October 1st. Those are pretty encouraging numbers! Certainly way off the pace we set in 2006, but pretty strong compared for recent months.

We’ve also had 14 expired listings in the last 30 days. That’s a pretty big number, but not really a suprise since it is so close to Christmas. Many sellers intentionally end their contracts before the holidays — even if they intend to sell again in the new year. (this is why Christmas is actually a great time to sell! Less competition. But, that’s another story)

The bottom line is that we’re predicting greater volume in Q1 — but with stable or declining prices.

Volume comes first and then we can move toward higher prices (based on the increased demand)

Foreclosure Update - Lowest Priced Home in Hamilton Mill

This home has garnered lots of attention. This house has at least two offers currently working as of this post. The REO company has stood firm on price on thus far (not very bright in one man’s opinion). The house has some issues that must be addressed. But, at just over $200k, this one is a great buy.

Our Rating… …8.0 (on a scale of 10)

The Good: It’s located on a quiet culdesac, has loads of potential & it’s the cheapest house in The Mill.

The Bad: Issues mentioned above. Needs new carpet, interior paint, new kitchen appliances and flooring and some past water issues need to be addressed.

The Ugly: Make sure you do ALL inspections on this one ( or anything like it)

Hamilton Mill - 3435 Vista Creek Drive

3605191_0.jpgThis home has just gone back on the market and at a higher price than the previous listing? The current owners have an in-law suite in the basement which is a plus but only for able bodied persons going in and out of the basement. No real accessible exterior entry for the basement to speak of and a pretty steeply sloped yard.

Our Rating… …5.0 (on a scale of 10)

The Good: Nice ranch layout with a perfectly flat front lawn & front entry. The In law suite is nice and the basement overall is well done.

Bad: It’s the first home on the left in Lake Forest on Vista Creek Drive. That’s a pretty busy location right at the heart of Hamilton Mill. Sloping rear yard is beautiful, but not really functional.

Ugly: Tough price for a stucco exterior on that lot in this market.

Current Price: $375,000.00

3404014_0.jpgCorporate relo and they are hating the market! This home was originally listed at $435,000 early in 2007 and needed some serious work. Paint scheme was terrible, with bright yellows and reds throughout.

Relocation company has spent some pretty good $$$ getting the home into “show” condition. Neutral paint, etc. We toured the property recently with a client and it shows pretty well for (even vacant)

Our Rating… …7.0 (on a scale of 10)

The Good: Finished basement is nice with a really great bar. Big home for the money. We think it’s a pretty good deal at the current asking price.

The Bad: Backyard is not so great and it is on a fairly busy street so that does not bode well for new owners with small kids. The kitchen has the “dreaded” laminate counters.

The Ugly: Home has been on the market for quite a while and and it has gotten “stale”. Relo company is taking a beating on this one. It’s probably a good deal at the current price.

Current Price: $369,500.00

Price Rating/Comment: “We think they are ready for an offer!”
